How Long Does Conveyancing Take?

The Conveyancing Process Explained

Stages of Conveyancing

Stage One - Pre-Contract Work

Conveyancers will speak with the seller's solicitor, providing all the relevant information they might need. Local conveyancing searches can begin once the solicitors have received your documents - this usually takes around 14-28 days.

Whilst searches are commencing, a survey should be conducted by you or your Lender. Completing a survey helps give an independent report on how you want the condition of your home to be.

 

Stage Two - Mortgage Offers

Before you consider making an offer on a property, you should have hopefully had a Mortgage Agreement in Principle in place - this is something you can discuss prior with our team if you’re unsure of what it is. If you’re lucky enough to have your offer accepted, your mortgage lender will spend time turning it into a definitive offer.

 

Stage Three - Contract

Conveyancers should take time to review contracts and supporting documentation whilst your lender is busy working on your application. Exchanging contracts should typically take around 8 to 12 weeks, but this process can often have a delay.

This part of the conveyancing process is when all the information you’ve given gets compiled. The information must be collected by numerous people involved in the process, including the Land Registry, the seller of the property you’re buying and the seller’s conveyancer.

 

Stage Four - Contracts to Completion

The longest part of conveyancing is where the contracts that are required need to be reviewed. This period is when third parties get involved - this is something your conveyancer has little control over, it’s just a process that needs to take place regardless of how long it takes.

There’s no such thing as a quick house sale, it’s necessary to take the right steps with a reliable conveyancer on your side. Once your mortgage offer is in place and searches have been carried out successfully, then you’ll be able to exchange contracts.

On the day of completion, you’ll be given the keys to your property and conveyancing solicitors on both sides will work together collaboratively to organise funds to be transferred. The next step of the conveyancing journey is to enjoy your new home - it can be a lengthy process, but with the right help, it will be worth it in the end.
