Rachael Flannigan

Rachael is a Solicitor at Bell Lamb & Joynson Solicitors, working within the Conveyancing team and advising clients across all areas of residential property transactions. With 15 years’ experience in property law and seven years as a qualified solicitor, Rachael brings depth of knowledge and confidence to even the most complex matters.
She joined Bell Lamb & Joynson Solicitors in January 2023 and is a highly experienced member of the Conveyancing team.
Education and Qualifications
Rachael studied law at the University of Chester and the University of Law in York, completing her LLB Law degree.
Professional Experience and Background
Rachael has worked in property law for 15 years and has been qualified as a solicitor for seven years. Her career has given her extensive exposure to a wide variety of Conveyancing matters, allowing her to develop a practical and adaptable approach to each transaction.
She is known for her willingness to take on complex or unusual cases and rarely turns away a challenge, ensuring clients receive support even where matters are not straightforward.
Areas of Work
Rachael advises on all areas of Conveyancing, including freehold and leasehold transactions, new build properties, shared ownership matters, remortgages and transfers of equity.
She is experienced in handling both routine and complex cases, providing clear advice and steady guidance throughout the process.
Approach and Client Care
Rachael believes that understanding the client is the foundation of effective client care. She recognises that every client’s circumstances are different, whether they are buying their first home, moving after many years, or expanding a property portfolio.
By adapting her approach to each client’s needs and experience, Rachael ensures clients feel supported, informed and confident throughout their transaction.
Outside of Work
Outside of work, Rachael lives with her family on a smallholding on the Welsh and English border. She enjoys rural life and spends much of her spare time caring for the land and enjoying the surrounding countryside.
